PRE-SALE PROCESS
When you are ready to purchase and build yor new home, we will help guide you through a simple process of selecting the plan that best
fits your needs and lfestyle, choose a lot in one of our communities or individual piece of land, and finally select the materials that will finish
the look of your home. The process is similar to building a custom home, which essentially it is, just on a smaller scale.
Below is a breakdown of what you might look forward to as we go through the pre-sale process.
STEP 1:
Choose your home plan design by reviewing the options in the home design section. We can find alternative plans for you
that may better accomodate your needs.
Choose the location of your home by selecting from the available lots in our communities, or if you have land yourself,
we can start the surveying of the property to see how your chosen plan will sit.
Review our standard features; this will help you determine what comes with the home at it's base price. Choose your
finishes by selecting from our design boards of tile, carpet, woods, laminate and more. You may elect to upgrade certain
options in your home to higher quality materials, granite, etc. This will help determine a working budget for your home.
STEP 2:
Review our Builder's Addendum and the CC&R's for the community you have chosen. These are vital documents with information
that you must know regarding building schdules, earnest monies, Title & Escrow, community laws and regulations, etc.
We recommend taking the price figure that we determined your home to be from Step 1, and get a pre-approval letter
drafted by your home lender. We can offer the company that we work closely with, but you are welcome to select the financing
company of your choice.
Once your budget is in place, it's time to write the agreement with either your real estate agent or we can accomodate you
by providing this service as well. We are licensed real estate professionals ourselves, and will walk you through each phase
of the signing procedure.
STEP 3:
Once you have been approved to build your chosen home, we will sit down with you to plan a building schedule.
Typical build time is 3 to 5 months.
We will get all the permits to start construction on your home and then move through the process until we are done.
You will have opportunities to review the various phases of construction as we go along.
Once complete, you will have a final walk through and then sign your closing documentation.
